Gary Granger is proposing an investment of up to $400 million across four downtown Lansing properties, with plans for housing, retail and restaurants.

Granger, CEO of Wyoming, Michigan-based Granger Group, outlined the proposal in an Oct. 1 Lansing State Journal report. The plans involve One Michigan Avenue, the former Walter Neller property, the former Kositchek’s building and a neighboring former YMCA building.

For its Oct. 28 follow-up, Lansing City Pulse reported that formal paperwork had not been filed, according to City Council President Peter Spadafore. Spadafore expressed cautious optimism, while Council member Ryan Kost voiced skepticism based on the earlier Neller proposal.

Granger Group owns One Michigan Avenue and the Neller property. In its Oct. 1 report, the State Journal said the company was under contract to purchase Kositchek’s and had made an offer on the former YMCA building.

Plans for One Michigan Avenue include renovations and a new name, Granger Place. The building would remain office space, with a possible first-floor restaurant, Granger told the State Journal. The Neller site would become a mixed-use development, while the Kositchek’s and former YMCA properties would provide higher-end housing.

In its own acquisition announcement, Granger Group confirms ownership of One Michigan Avenue and says further redevelopment details will be released as plans are finalized.

The Neller property was the subject of an earlier development proposal. WKAR reported in June 2025 that demolition had begun on the old building and that Granger Group planned a five-story replacement with retail space and 76 apartments.

The proposed $400 million investment represents Granger’s estimate for the broader redevelopment effort, rather than an approved construction budget.
